We do not guarantee that all lenders will be able to lend at the time of your application submission. Do not let this discourage you. Hard money & private lenders sometimes oscillate between having funds available. If a lender does not currently have funds available, we suggest that you contact them in a month or two. Our experience shows that at times not all lenders will reply to your loan submission. At a minimum we do guarantee three submission replies. A submission reply that is no funds available is not counted toward your total allowable submission replies. If no reply is received within 48 hours of submission then the submission is not counted towards your total allowable submission replies & a status message will alert you. At that time you may submit other applications to your subsequent preferred lender. Upon eMail receipt of an accepted application, it is the borrower responsibility to reach out to the lender. Acceptance of an application is for the lenders desire to proceed to loan underwriting. If for any reason the loan fails to close then the application does not count toward your total allowable submission replies. If the lender fails to report that the loan did not close a status message to file another application will not be sent. If this is the case, it is the borrower’s responsibility to inform Loan Liaison. Upon verification another submission is allowed according to the borrowers membership plan


We are not a loan broker for any lender or funds that you borrow from any of our listed lenders. We do provide their reported information that we obtain upon their addition to our list. Upon the lenders acceptance of your loan submission request, Loan Liaison nor LanCo Realty Services, LLC are responsible for the borrower / lender relationship. Any dealings that you may have with these lenders are strictly between you and them. Upon each lender application to be added to our Loan Liaison list we do request any license violations (if license or designation held) or previous client complaints. We assume all submitted lender applications to be accurate, and we do not accept any responsibility for any misinformation. We have not performed any background checks, personal or professional, and we make no representation or warranty for any lenders credibility. We do recommend that you practice due diligence for any lender. It is the borrowers responsibility, if believed to be necessary, to obtain the advice of qualified legal counsel before borrowing from any of these lenders. Subsequent to the loan underwriting and prior any close, if you believe that the lender has not acted or performed in your best interest, contact us. Case-by-case we may allow an additional search for a subsequent best lender.


VERY IMPORTANT: If a lender requests that you send them up-front fees before closing, do not do it. If they charge fees, you should pay any fees at closing or when they fund your loan. Please contact us with the name of any lender(s) who request up-front fees so that we can remove them from the Loan Liaison list. Any lender that you believe to have acted or performed dishonestly, unfairly or illegally, we request to be notified immediately. These lenders submitted their information upon application to join our Loan Liaison platform.
